A lot of windows today are labeled as "maintenance free" but this is not entirely true. Although it is true that vinyl replacement windows do not require painting maintenance they do require routine upkeep to continue looking good and performing properly. Proper window upkeep for all window should consist of steps to clean and maintain the glass as well as the frame. Frames
You should clean your window frames at least annually but more frequently if windows are exposed to a great deal of dust, dirt or moisture. Glass
The need to clean the glass of windows seems obvious but scores of homeowners neglect this step and wind up with irreversibly damage to their glass. The frequency the interior glass is cleaned is not as vital as the outside glass and it is partially a matter of personal preference and partially dependent on the windows location and if family members smoke in the house. Kitchen and bathroom windows usually need cleaning more often. How frequently the outside glass needs cleaning depends on environmental factors such as how much dirt, dust, moisture, bird droppings, tree sap, etc. the window is exposed to. Additionally, weather can be a problem as extreme heat and cold can help to bond contaminants to the glass.
If external contaminants remain on the glass for long periods, especially in locations with extreme heat and cold, the glass can be permanently damaged by etching or hazing. To prevent permanent damage, environmental contaminants should be removed periodically. A good all around purpose cleaner or dish soap works very well for this.
Lubrication
After you have cleaned a window and let it to dry completely, the final step is to apply a light lubricant to the moving parts and any glides or slides. The lubrication helps the parts move smoothly but also keeps out moisture and helps inhibit rust and corrosion. Be careful not to apply too much or it can attract dust and dirt. A light petroleum or silicon lubricant is appropriate.
